The problem

Buildings must be audited, prioritised, retrofitted and then actually operated the way they were designed to be.

Efficiency programmes are usually judged on what was installed. They should be judged on what is still working in year five.

The pattern is consistent: a portfolio is audited, measures are specified, works are delivered, and the building is handed to people who were never part of the design and given no protocol for operating what they now own. Savings decay quietly. Nobody is at fault, because nobody was ever made responsible for the operating stage.

How we work

We treat operation as part of the scope rather than as someone else’s problem. An audit tells you what to do; a prioritisation tells you what to do first; an operations protocol is what makes either of them last.

Retrofit decisions also carry structural consequences a purely energy-focused audit will not surface. Reviewing those in the same assignment, rather than discovering them at works stage, is why structural capability sits inside this discipline rather than beside it.
